HOW LONG DOES THE INSPECTION TAKE?

Typically you can expect the inspection to take anywhere from one and a half hours to four hours depending on the size and condition of the property.

DOES ANYTHING PASS OR FAIL A HOME INSPECTION?

No. A home inspection is performed solely to provide you with detailed information regarding the condition of the home so you can make informed purchase decisions. Nothing passes or fails the inspection and nobody is required to take any action as a result. You and your agent will review the report(s) and will discuss what actions you would like to take moving forward.

DO I HAVE TO ATTEND THE INSPECTION?

Your attendance at the inspection is optional. You can attend the entire time, stop in for a while, come at the end or not attend and rely on the detailed report. It is your time to do as you chose.

WHO CAN ATTEND THE INSPECTION?

Under the rules governing home inspectors, only the following parties may attend the inspection:

  1. The Buyer(s) listed on the Sales Agreement

  2. The Buyers Agent and Sellers Agent

  3. The Sellers

  4. Those residing at the property

If you would like anyone other than those stated above to attend, a waiver form must be filled out and signed by all parties. Your real estate agent has access to the form and it can be provided upon request.
